I'm building a luxury custom home in a gated community east slope Lake Tahoe. $500 sq ft is what it takes to get a nice home and it goes up from there... $600, $700 +++++ easy depending on how crazy you want to get. I think the best approach is to talk to as many custom home builders in ones area as was suggested in the video instead of starting with an architect. Every builder will have architects that they work with and every sub contractor required. I narrowed it down to the top three luxury builders and then picked the one I felt I could work best with. Interacting with your builder is so important and you want someone you click with. They all want to build an award winning home and have good reviews and make you happy. I think the problem is more common on the lower end if you don't want a "luxury" home and more like a basic 3 bdrm, 2 bath 2 car garage 2500 sq foot basic house. Then you are dealing with the more shady home builders/contractors. Then you are just better off buying and buying an existing home is much cheaper. My area you can find a decent 3500-4000sq ft 4bdrm, 3 bath, 3-4 car garage for $1.2 million. I am building in that range and it will be $500 X 4000= $2,000,000 easy and lots I am looking at are $400,000-500,000+. Costs have sky rocketed the last few years for building materials. Custom home builders in your area will give you a range for sq ft. They know. That should help you put things in petspective if it is better to just buy vs. build. I need a wheelchair accessible home so I have come to realize I have no choice. Thankfully due to Nvidia NVDA I have no problem affording it.😊 BUY NVDA!
Very Informative
The flooring is definitely an iffy choice. I was with someone looking at homes and we would see faux wood everywhere and that is an instant replace because it doesnt last or look nice. Cheap flooring is just a way to put off costs, not save money
Links to the list doesn’t work, anyone else
I tried your free downloads but none of them work.
What color & style are the kitchen cabinets at the beginning of the video please?
We had Lowe’s do our remodel, what a mistake! The linoleum in the bathroom and laundry room was laid over the old stuff and gas made it rise. Their solution was to cut slits in it to release gas. We said no, come back and do it the right way. Our bamboo flooring was laid and the expansion trim was glued down, but we paid to have it nailed in place. The trim kept popping off. I finally called their contractor and said you were paid to nail it down, come back and do it right. The granite was fantastic. This was a home we were selling, it’s currently valued $875k
That house has no yard. The fence is like 3 feet from the window.
So helpful! Thank you, so much!
This was very informative and helpful.
Hey please make more videos! They are super helpful 😊
Would you take this approach if you are doing a major remodel of existing home?
I would especially for a remodel. Partnering with a builder and an architect during the design phase is one of the only ways to be able to design your remodel to a budget. Finishing the design on the remodel and then bidding it out will typically end in a disappointment by being way over budget. Hope this helps!
Please make more videos! ❤
You don’t need a interior designer. You can do it yourself. I’m also my own GC. Building right now in Southern Nevada.
Video requests: flooring options general costs for popular upgrades like taller ceilings, exposed beams, etc items that are more cost effective to do in your own, like purchasing cabinet knobs. Things to do and expect when you are building out of state.
Thank you for your videos. They are informative and calming!
Thank you for taking the time, i feel much better informed after watching this! I’m quite late to this video, and i think the links you have are expired or something, as i am unable to download the files. May you reply with updated ones please ?
Everyone talks about the downsides of the countertops but doesn’t suggest what to use instead
You are so wrong about rustic. Rustic does not evolve around modernistic but around simple, older home design. I live in the country and have lived in forested regions. And none of what you've shown are ideas that we would consider Rustic. These are Californian or New York City ideas of what Rustic should look like. Rustic by definition from Merriam-Webster Dictionary is as follows: 1: of, relating to, or suitable for the country : RURAL//rustic rolling farmland 2a: made of the rough limbs of trees//rustic furniture b: finished by rusticating//a rustic joint in masonry 3a: characteristic of or resembling country people b: lacking in social graces or polish 4: appropriate to the country (as in plainness or sturdiness) Again, what you've shown is nothing of the sort. I do not like your definition and rendering. 🤢🤢🤢
How heat resistant is it? Can you put hot pots and dishes on it or do you have to use potholders to protect the surface?
Does the wooden ceiling match the floor?
that's a great question, and the answer is no. You can use different stain colors throughout the house, they don't have to match. but you still need to be careful to make sure they compliment each other. Meaning, don't use a really light color on the ceiling, and dark on the floors, but have them somewhat in the same color range.
Having viewed this 2 years ago.. and having now been through 2 years of battling out costs, I would say you need to produce a whole segment on just how to arrive at the right budget! House plans, different contractors, material markup ALL DIFFER FOR THE SAME AREA. We did the online estimations for one house.. 2200 SF single story.. Online estimates came in at $490K for our area - using several different estimators. So, we then took those specs and went to contractors.. Over $700K? Yikes. IF we had put out for a bank note for that estimated online amount.. we would've been had! The big(est) reasons these were SO off.. 1.) subcontractors in our region were nearly TRIPLE in some cases.. from what online said was "worst case", 2.) Contractor material markup is a BIG deal.. don't ignore that.. you may have built your material budget based on "big box" product costs.. which will NOT work for contractors, 3.) Contractors will NOT build with what they consider sub quality materials.. and so they send you to a "design center".. where the least expensive options are 2 - 3X What you put in the budget!, 4.) Type of house plan you choose can really be MUCH, MUCH higher in cost to build.. and some contractors can't build certain types of houses proficiently or cheaply. (BTW, the architect we used for the initial budgeting process was also way off the high side.. and didn't explain to us accurately enough.. what to do to reduce cost (talk a $1K down the drain!)) So.. all that long winded to say: we finally went to a contractor that took one of their "custom homes" (where they knew the base cost).. used their cost plus models for the changes.. and even with that kind of work.. we still were 20% higher then we had initially planned on.. and we cut out 80% of our "wish list" to achieve this! SO.. While this video is somewhat helpful, you probably should advise people in more comprehensive video covering HOW TO PROPERLY BUDGET to avoid these kinds of pitfalls.. what to expect when working with contractors - especially! Thanks!
At what point should you get a home inspection during the building process?
I would definitely get two inspections 1) before insulation after MEP's are installed and 2) at completion. These would be the best times for inpections. Some people like to pay extra for a pre-pour foundation inspection, which is a good idea as well.
Do you have any flooring recommendations? Thank you
Blinding home
?
You need to decide if you want it mostly to be an investment or if you want to live there for the next 20 years. If you want to cash in the equity soon you need to build it according to the common trend without any costly specials or personal preferences. If you want to live in it for 2o years you can do what ever you want because people will remodel it probably anyway according to the latest trend when you sell it. In either case be aware that the use of a lot of tiles on walls and floors is extremely costly to remodel and can hinder massively your resale. Tiles are very dependent on the trend and personal taste and make your home look quickly outdated to a buyer. Imagine you have to redo a giant car wash shower that you don't need and don't like. Cost you a fortune because you have first to remove all old tiles which is a nightmare and extremely expensive because commonly the underlayer will be damaged.
My father is my builder and architect…feel blessed im getting almost all my house at cost …🙏🥰
Cost?....he's working for free and you aren't even going to pay him for his work!!!!😮
I wish I could hear you. Music is too loud and why have it at all
Very helpful tips and taking notes, will be watching more!!! Thank you for your knowledge. Currently looking for ideas for a functional age in place 1,8000-2,000 sq ft home with cool features and amenities to entertain and have our grandkids over here in Texas on a 2 acre lot. This will be our forever home so I do want it fully custom, tired of our cookie cutter home in the city
Thank you!
I am a custom home designer and builder but also used to own a restaurant. If you know how to cook you can cook with anything. Decide if you want to impress others with your kitchen or if you want to simply have fun cooking in a beautiful space. To claim you need a stove that cost as much as a car is just dumb. Spend the money other places. For example on a W/D all in one for quick laundry in the walk in closet of the primary. Instead of having one giant fridge that takes up half the kitchen have two smaller ones. One in the kitchen and one in the prep kitchen or in the Pantry. Again - decide if you want to show off or if you want to really use it in cost efficient and practical ways. Come up with a clever solution to avoid high kitchen cabinets that no one can reach and use but are expensive. Design instead a nice pantry with a door directly to the garage for all your supplies and a counter to unpack everything to keep all the garbage out of the house. Closets in custom homes are out. Give everybody a walk in. Your Primary "water closet" should have a toilet, a bidet and a sink. Everything else makes you look ignorant. Having to grab the door knob on your way out with poopy fingers is not rich nor is it elegant.
Stop talking and just show the house
Yeah, I did take too long for the intro.....sorry.
My Pinterest board is ready for me to win the lottery so I can build my mansion 😂
😂😂 Good luck idk about Pinterest for me but hoping for that same luck
This is why I did not want a pot filler. I just pictured a plumber over my cooktop, ruining my backsplash.
Gorgeous homes❤
I am thinking of making a man cave out of one of those self assembling sheds (you know, the one made of plastic), mainly because I don't have the room. Any recommendations on how I can go about that?
💡
I know this is video is a few years old, but this has really helped me with my process for buying a lot and building a custom home. Thanks a lot, I avoided a ton of pitfalls!
I LOVE your videos -- so very informative. I wish I lived in the Houston, TX area as I would certainly look to using your services. I live in the metro Atlanta, Georgia area. Any local builders that you know that are as good as Aspire Fine Homes? There is a level of transparency that I get from your videos that's very refreshing.
Excellent advice
Can you do a video on permeable resin aggregate as a pool deck or driveway
David. Thanks for the videos. An additional video for landscaping should wrap up the series nicely
David. Thanks for the videos I have learnt alot. Should this video also include flooring and stair rails..it's the one area I didn't see in the series.
Beautiful designs, thanks for sharing! 😀
Do you have home inspectors that work in California?
I bought my 1st home at 21 for 87k sold for 197k, 2nd home 170k and sold for 320k, 3rd 300k and sold for 589k and buyers paid all closing costs expenses etc... It is possible and very lucrative as long as all steps and details are followed.

It doesn't take a lot of money down to buy a house. I only put down like 10% for my first house. @jamesabdelkarim
